Buying a plot from Aayush Infra Developers takes five steps: book a free site visit by phone or WhatsApp on +91 96767 00567; walk the layout and pick your plot number; pay the booking advance to block it; complete the agreement of sale; then register the plot in your name at the Sub-Registrar office. Most buyers complete the process within 30 days of their first site visit. Aayush Infra handles the documentation end to end and hands over the registered title deed and layout copy at the end.
A TUDA-approved plot is one inside a layout sanctioned by the Tirupati Urban Development Authority, the statutory planning body for the Tirupati region. Approval confirms the layout meets required road widths, open-space reservation, drainage and setback norms, and that the land use is authorised for the purpose sold. Practically, it matters because banks lend against TUDA-approved plots, municipal building permission is granted on them, and resale is far easier than for unapproved layouts. All four Aayush Infra ventures are TUDA approved.
Before buying any plot in Tirupati, verify seven documents: the TUDA or DTCP layout approval letter with the approved layout plan; the mother deed and 30-year title chain; the Encumbrance Certificate (EC) for at least 15 years from the Sub-Registrar; the current land conversion order if the land was agricultural; up-to-date land tax and property tax receipts; the survey number and sub-division records (Adangal / 1-B); and the developer's release deed or joint development agreement. Aayush Infra provides all of these for inspection before any advance is taken.
Aayush Infra's Yerpedu-corridor ventures are 24 km from Tirupati bus stand, 22 km from Tirupati railway station, 14 km from Tirupati International Airport and approximately 47 km from Tirumala via the ghat road. Yerpedu town itself is 2.5 km away, and Renigunta Junction is 10 km.
